How to Budget Your Project
How to Budget a Home Remodel: Costs, Quotes and Contingency
A realistic budget starts with two numbers: what projects like yours typically cost, and what local contractors quote for your home. This page walks through four steps to get from one to the other, then lists free quote services for each project type.
Step 1: Check Typical Costs for Your Project
Start with a price range, so you can tell whether a quote is in the normal range. Our cost guides list 2026 installed prices by material and home size:
Windows: what new windows really cost
Roofing: roof replacement cost by material
Siding: siding replacement cost
Bathrooms: bathroom remodel cost
Flooring: flooring costs by material
Heating and cooling: HVAC replacement cost
Step 2: Get at Least Three Written Estimates
Prices for the same job can vary widely between contractors, so compare at least three written estimates. A useful estimate spells out:
Materials by product name and quantity
Labor, including removal and disposal of the old materials
Permits and inspections
Cleanup
The timeline and payment schedule
Workmanship and manufacturer warranties
If one quote is far below the others, check what it leaves out before treating it as a bargain. Our guide to comparing roofing estimates shows what to look for line by line, and the same approach works for most projects.
Step 3: Plan for Surprises
Some problems only show up once work starts: rotted roof decking, damaged sheathing behind old siding, or water damage behind a shower wall. Many contractors suggest setting aside 10 to 20 percent of the project cost for these. Ask each contractor which hidden issues are common on a home like yours and how they would price them.
Step 4: Decide What Comes First
If the budget is tight, start with what protects the house: the roof, gutters, siding and anything letting water in. Cosmetic upgrades can wait. Splitting a project into phases can work, but some jobs share labor and equipment, so doing them together usually costs less. Replacing gutters at the same time as the roof is a common example.
